Long-Horizon Residential Investing

Remmington LLC is a privately held Real Estate Investment Company acquiring and operating cash-flowing residential properties in the Northeast. Each acquisition is underwritten conservatively to cashflow, with reserves and debt service modeled from day one. The company operates alongside an established network of local counsel, brokerage, and operating partners. Built deliberately, Remmington is structured to grow into larger multifamily acquisitions as the operating track record matures.

Investment Criteria

Each prospective property is evaluated against the following parameters before it advances to dilligence

Asset Type

Multi-unit residential rentals, with a focus on small multifamily properties suitable for long-term ownership and operation.

Purchase Price

$400,000 to $725,000 in the current acquisition phase, sized to the company's present capital base and financing capacity.

Return Profile

A minimum 8% cash-on-cash return at stabilization, calculated net of debt service, reserves, and operating expenses. Properties may be acquired below stabilized cash flow where a defined path to positive operating cash flow exists within 24 months, supported by a budgeted capital improvement plan, lease roll to market rents, or refinancing at improved terms.

Market Selection

Geographies demonstrating fundamentals consistent with 8–10% annualized capital appreciation potential, supported by population, employment, and rent growth trends.

Properties that do not meet these criteria at underwriting are passed on. The framework is intended to enforce discipline at the point of acquisition, where most of a deal's eventual performance is determined.

About Us

Remmington was founded by Charles Guzzo, a finance student at Fordham University's Gabelli School of Business studying value investing on scholarship. Charles began investing in high school, teaching himself options and derivatives trading — an experience that shaped his approach to risk and position sizing. That framework now defines how Remmington evaluates property: every deal underwritten to cash flow first, with returns treated as a function of operations rather than market speculation.
